I have been in Calgary real estate for over 20 years. I have seen hot markets, slow markets, and everything in between. Right now, heading into June 2026, I can tell you honestly: this is one of the most interesting windows I have seen for both buyers and sellers in a long time.
Not a crash. Not a boom. Something smarter. Something more strategic.
So What Is Actually Happening in the Calgary Market Right Now?
Here is the short version: Calgary has officially entered a balanced market. After three years of seller-driven frenzy, buyers finally have breathing room. More listings. Less competition. And time to actually think before making an offer.
Here is what the numbers are telling me right now:
- Benchmark home price in Calgary (April 2026): $568,800. That is down about 3.5% year-over-year, but it has been trending up monthly for the second straight month. The bottom may be closer than people think.
- Detached homes remain the strongest segment. The benchmark is holding at $745,400 with only about 2.2 months of supply. That is still very tight, especially in NW Calgary, SW Calgary, and Cochrane.
- Condos and townhomes? More inventory means more power for buyers. Apartment condos are sitting around $301,400 with closer to 4.6 months of supply. If you have been waiting for a condo deal in Calgary, this is your market.
- The sales-to-new-listings ratio sits at 55%. That puts us right in balanced territory. Sellers need a strategy, but this market is far from a crisis.
- Interest rates have stabilized. No big cuts expected, but no hikes either. This is a great environment for buyers who are pre-approved and ready to move.
If You Are a Buyer: This Is Your Summer Window
Summer is typically a slower time for real estate. That works in your favour. Less competition, more motivated sellers, and homes that have been sitting since spring. Here is how to make the most of it:
- Get pre-approved before you start shopping. Rates are stable, but you still need to know your number. Do not lose the right home because your financing was not ready.
- Do not overlook detached homes in NW and SW Calgary. Well-priced detached homes are still moving fast. Supply is only at 2.2 months. If you find the right one, act on it.
- Condo and townhome buyers, you have real leverage right now. With over 4 months of supply in the apartment condo segment, you can negotiate on price, conditions, and closing timelines in a way you could not 18 months ago. Use it wisely.
- Think long-term. Calgary's fundamentals are strong. People keep moving here. The economy is stable. We are still one of Canada's most affordable major cities. Buying in a balanced market, not in a frenzy, is how smart homeowners build equity.
- Know which communities are trending. I am watching Livingston and Bowness in NW Calgary for buyers who want communities on the move. Springbank Hill, Discovery Ridge, and Rocky Ridge in SW and NW Calgary are great for those looking for established communities with long-term appreciation.
If You Are a Seller: Winning in a Balanced Market
Sellers, I want to be direct with you. The days of listing your home on a Friday and getting 10 offers by Sunday are largely behind us. That is not the end of the world. But it does mean you need a real strategy, not just a lockbox and a listing.
- Price it right from day one. In a balanced market, overpriced listings sit. A listing that sits gets stigmatized. Buyers start wondering what is wrong with it. Price sharp, attract attention, and you will get the best result.
- Presentation matters more than ever. Professional photography, clean staging, and a well-written listing description are non-negotiable. Buyers have more choices now. Make your home the obvious pick.
- Know your competition. Before we list, I will show you exactly what your home is up against. Not just what has sold, but what is active and sitting. Knowing your competition shapes everything.
- Summer buyers are motivated buyers. Yes, there are fewer of them. But the people out there looking in June and July typically have a real reason to move. Vacation browsing is over. These are serious buyers. Many are also trying to get settled before the kids head back to school in the fall.
- Be flexible on conditions and closing. In a balanced market, buyers will often ask for home inspections and financing conditions. That is normal and healthy. Do not let that scare you away from a solid offer.
Communities I Am Watching in June 2026
Whether you are buying or selling in Calgary or Cochrane this summer, location still matters enormously. Here are the areas I am paying close attention to right now:
- NW Calgary (My Home Territory): Livingston, Glacier Ridge, Nolan Hill, and Bowness. Strong family demand, great access to Stoney Trail, and newer builds with modern finishes. Bowness continues to impress. Things are selling well and it has the feel of a community on the upswing. This area continues to attract first-time buyers and move-up buyers alike.
- SW Calgary: Springbank Hill, Discovery Ridge, and Cougar Ridge. Premium communities with strong long-term appreciation. If you are looking for lifestyle properties with mountain views, this is your zone.
- Cochrane (My Other Home Territory): Cochrane remains one of the best-kept secrets in the Calgary region. Detached homes, small-town charm, and a lifestyle you simply cannot replicate inside the city. Prices are holding well here, and the demand for single-family homes in Cochrane continues to be strong.
Let's Talk. No Pressure, Just a Real Conversation.
Whether you are buying your first home in Calgary, looking to upsize into a bigger detached home in Cochrane, or just wondering what your current home is worth in this market, I would love to have an honest conversation.
No hard sell. No pressure. Just a straight answer from someone who has been doing this for over two decades.
Tell me where you live now, where you would love to be by the end of summer or fall, and what is driving the decision. I will put together a real plan, specific to your situation and specific to your neighbourhood.
That is what I do. And right now, in this market, timing actually matters. Let us talk.
